905 Juniper is an eight-story mixed-use project that started with 117 condominium units and 2,000 square feet of street level retail at the southeast corner. Several owners have already combined units to create larger floor plans. The building is located in Midtown, between the Dakota and Tuscany condominiums (between 7th & 8th streets). I represented several buyers in this building during the pre-sale process and believe the property will hold its re-sale value because of the large variety of unique floor plans and customization.

The project replaced existing two-story apartment buildings, which were demolished in October 2004. 905 Juniper started with 75 studio and one-bedroom units and 35 two-bedroom units. Four of the units are two-story live/work units facing Juniper and three are walk-up townhouse units.

A parking deck will be built within the building for 178 cars and is designed not to be visible from the street. The top of the parking deck is an amenity terrace with lush plants and a club room. The deck also includes a swimming pool and other resident amenities.

The Gellerstedt Group partnered with Cousins Properties to build the $30 million dollar construction project. During the pre sales phase, buyers were encouraged to combine units. This made for several very large plans. Buyers were also given the opportunity to pick cabinets counter tops and carpet. A concrete floor is standard.

The architecture provides the condos with large amounts of glass for views of the surrounding area and the units have large balconies. This building is more upscale than some of the sounding condos. The large square footage and large terraces on the quiet back side of the property surrounding a pool with ambient lighting makes this building attractive to buyers.
